Ghaziabad mein ready ya under-construction, kaunsa option better?
Visited a few projects last weekend, and one thing I noticed is how different the 'real' value feels for ready-to-move versus under-construction. I was looking at Parisha Home Pvt Ltd, jo ki completed hai, so no possession risk. But then there's SKA Divine, upcoming, with a much higher price tag. My thought is, is the under-construction gamble with SKA worth it for better 5-year appreciation potential? Yaar, Parisha mein builder ka track record toh visible hai, but SKA ka kya scene hai? Any idea about their past deliveries? Is the higher price for SKA justified by future growth, or should one stick to the certainty of a ready project like Parisha for investment? Confused hoon.

SKA Divine ka naam toh chala hai, but kya unka koi project Achchheja ya Ahinsa Khand II mein time pe deliver hua hai? Parisha Home ka toh dikh raha hai ki 2021 mein possession ho gaya tha. SKA ki past deliveries ka koi idea hai kisi ko? Unka RERA status kya hai?

U4, SKA Builders ka ek project Afzalpur side mein thoda delay hua tha, but eventually deliver kar diya tha. Quality theek thi, but time pe nahi tha. Divine ka toh abhi initial stage hai, so expectations manage karna padega.
Agar investment ka soch rahe ho toh bhi Parisha Home better lag raha hai. Ready property ka rent immediate start ho sakta hai. Aur 28L-73L ki range mein, Ghaziabad mein already completed project milna achha deal hai. Usmein toh possession date bhi clear hai, March 2021. SKA Divine mein kitna wait karna padega, kaun jaane.

Aapko abhi Parisha Home Pvt Ltd mil raha hai, jiska possession 2021 mein ho chuka hai aur RERA bhi nahi chahiye tha kyunki small project hai, sirf 5 units. Usmein transparency hai. SKA Divine ka price zyada hai, aur future appreciation ka promise sirf promise hi reh jaata hai aksar. Builder ka past delivery check karna sabse zaroori hai, warna aapka paisa aur mental peace dono phas jaayenge.
Toh fir under-construction mein kya dekhna chahiye sabse pehle to avoid these delays? Any specific red flags?
Haan, delays toh hote hain, but sometimes under-construction mein initial booking price kaafi attractive hota hai. Agar builder reputed ho aur RERA registered ho, toh thoda risk le sakte hain for better returns. SKA Divine ka naam toh suna hai, but track record ka idea nahi hai.
Totally agree with you! Mera bhi same experience raha hai. Ek under-construction project mein booking ki thi Ghaziabad ke Abhay Khand mein, builder ne 2 saal late kar diya. EMI bhi jaa rahi thi aur rent bhi. Bahut mushkil hui thi. Ab toh ready-to-move hi prefer karta hoon, bhale hi thoda premium dena pade. Peace of mind is priceless.
Yaar, exactly my confusion! SKA Divine ka hype toh bahut hai, but under-construction mein risk toh rehta hi hai. Parisha Home jaise ready project mein at least dikhta hai kya mil raha hai. Main bhi budget-conscious hoon, so thoda darr lagta hai ki extra daal ke bhi possession kab milega pata nahi. Aapne sahi pakda, builder ka track record bahut important hai.
