Super area ka calculation Ghaziabad mein sab builders ka scam hai kya? I'm upgrading from my Indirapuram 2BHK to a 3BHK in Raj Nagar Extension. KS Builders And Properties bhi same karta hai. Is this extra area worth the inflated cost? Kitna farak padta hai final price pe?

Dekho, super area ka concept toh har jagah hai, not just Ghaziabad. Builders ka profit margin usi mein chhupa hota hai. The real issue is when the carpet area is disproportionately small compared to the super area. OP, you should definitely ask KS Builders for a detailed breakup of the super area calculation, including what common areas are being factored in. Also, get a lawyer to review the agreement carefully, especially the clauses related to area definition and price escalation. It'
Raj Nagar Extension mein prices waise bhi thode inflated lag rahe hain abhi. Demand zyaada hai shayad, especially for 3BHKs. Builders iska fayda uthaate hain super area inflate karke. Be very careful with the hidden charges and maintenance costs too, they add up quickly.
Exactly, OP! I was looking at a 3BHK in Abhay Khand last year, same issue. The builder quoted a super area of 1800 sq ft, but when I asked for the carpet area, it was barely 1100 sq ft. That's a huge difference! They include common areas, lifts, stairs, even the watchman's cabin in that 'super area'. Effectively, you're paying for space you don't even use personally. It added nearly 15-20% to the price which felt like daylight robbery.
U5, what's the typical ratio of carpet to super area considered 'fair' in Ghaziabad? Is there any RERA guideline for this, or builders just make up their own rules? It's so confusing for us first-timers.

U2, Raj Nagar Extension mein KS Builders ka possession kaafi delayed hai. Mera ek colleague hai, usne 2020 mein book kiya tha, bola tha 2022 end tak mil jayega, abhi tak toh kuch pata nahi. Sirf dates pe dates mil rahi hain.
