Kids have moved out, and we're planning to sell our big house to get a manageable 2BHK, maybe in Indirapuram or Vasundhara. My budget is around ₹70-80L for a ready-to-move-in flat. Recently spoke to a rep for an Arocon project near Talabpur Urf Hathipur, and the initial price looked good. But then they started adding PLC, parking, club membership, and some 'IFMS' charges. Yeh sab sunke mera toh dimaag kharab ho gaya! Matlab, initial quote se itna difference kaise ho sakta hai? Is this normal for Ghaziabad? How do you guys manage to get the *actual* all-in cost upfront? Should I negotiate these extras hard, ya builders fixed rakhte hain? Any tips to avoid these hidden surprises at the end, especially for someone who needs a clear budget?

Bhai, this is the norm everywhere, not just Ghaziabad. I was looking in Ahinsa Khand 1, same story. They show one price on Magicbricks or 99acres, then add 10-15L extra for all these 'mandatory' charges like PLC, club membership, car parking. My budget for 2BHK was also around 75
Arocon? Be careful, bhai. I heard some stories about delays with their projects. Did they give you a RERA ID for that specific project near Talabpur Urf Hathipur? What was the base price per sqft they quoted initially?
Sahi baat hai. RERA ID is important. Check their RERA portal for project status, it can save you from a lot of headache later.
Yeah, Arocon ka reputation theek nahi hai. My friend booked with them in their Achchheja project, possession delayed by almost a year. Base price is always a trap, they never disclose the full picture upfront.
