Risky toh hai. Aajkal builders ki policies hi aisi ho gayi hain ki first-time buyers ki band baj jaati hai. Pehle toh itne bade sapne dikhate hain, phir possession date extend karte rehte hain, aur quality bhi compromise hoti hai. Mera toh yahi experience hai ki jab tak ready-to-move na mile, tab tak booking mat karo. Ek baar paisa doob gaya toh nikalna mushkil hai. Bahut tension hoti hai yaar jab ghar ka sapna aise latak jaye.
Dekho, har project mein kuch pros aur cons hote hain. ₹14-48L ki range mein Ghaziabad mein options kam hain, especially agar location prime ho. Maybe One Enclave ki location advantage hai? Ya amenities acchi de rahe honge? Sometimes, delayed projects bhi eventually deliver ho jaate hain, thoda risk toh lena padta hai.
Is project ka RERA registration status kya hai? Aur builder ka naam kya hai?
U11, haan, XYZ Developers se main bhi phasa hua hoon. Mera 2 BHK toh ab tak nahi mila. Mat lena bhai.
U5, One Enclave ka builder 'XYZ Developers' (hypothetical) hai. RERA pe 'ONGOING' dikha raha hai but with a revised possession date of 2026, not 2014! Inka record Achchheja aur Afzalpur mein bhi theek nahi raha hai. Bahut complaints hain delay aur quality ko leke.
Investor ratio wali baat bilkul correct hai. Main bhi Ghaziabad mein hi dekh raha hoon, especially around Abhay Khand. Jahan investor jyada hote hain, wahan societies ghost type lagti hain. Maintenance issues, empty flats, aur resale ke time buyer nahi milte. Meri ek friend ne Noida mein aise hi ek project mein invest kiya tha, ab 5 saal se uska flat vacant hai aur koi lene ko ready nahi. Bahut badi problem hai ye.

Current market conditions mein buyers ready-to-move prefer kar rahe hain, aur jahan itna delay ho ya society develop na hui ho, wahan resale value gir jaati hai. Meri advice hai ki aise projects se door raho jahan possession itna late ho aur investor count high ho.
