Honestly, I'm really struggling to understand how parking works in these new Ghaziabad projects. I'm looking at Aask Homes 04, and the sales team talks about 'ample parking', but then it's all about lottery or extra PLC. It's my first home, and I don't want a daily parking headache. My parents keep saying to get a clear written allocation. Is reserved parking even a thing anymore, or is it always a fight? What about visitor parking? And what's the deal with elevator quality in these buildings? I've heard some are really slow or break down often after a year. Should I push for a specific parking spot in the agreement itself, or is that unrealistic? Just trying to avoid future regrets. Any insights would be super helpful.

It's a tough situation for first-time buyers. We're already stretching our budgets, and these hidden costs or uncertainties like parking just add to the stress. My advice would be to try and get something, anything, in writing about parking, even if it's just 'one covered parking'. Don't rely on verbal assurances. And for elevators, definitely talk to existing residents if possible. They'll give you the real picture. What did you finally decide, are you still considering Aask Homes 04?
My biggest pet peeve is visitor parking. Most projects just don't account for it properly. People end up parking on the roads outside, creating traffic jams, or blocking fire exits. Builders need to be more transparent about the total number of parking spots vs. apartments. This 'ample' word is just a marketing gimmick. Also, with the current market conditions in Ghaziabad, property prices are high, so we expect better amenities and clearer terms.
Aask Homes 04 is a COMPLETED project, right? So, ideally, the parking situation should be clearer now. Have they already done the lottery or allocated spots? I saw their price range is ₹81 L – ₹1.6 Cr, which is quite a premium for Ghaziabad. At this price point, a dedicated parking spot should be a given, not an extra charge or lottery item. Kya kisi ne Aask Homes 04 mein specific parking spot ke liye push kiya hai agreement mein? Aur elevators ka kya scene hai wahan? I've heard too many stories about slow, unreliable lifts in newly completed buildings.
Elevators ka issue is real, especially in high-rise buildings. Aask Homes 04 mein toh maine suna hai ki initially the lifts were fine, but now some residents are complaining about frequent breakdowns. It's probably because of heavy usage and maybe not the best quality installation. Definitely check the brand and maintenance contract if you can.
Haan, Aask Homes 04 completed hai. My cousin looked into it. They were very vague about specific parking in the agreement. Builder will never give you a 'specific' spot number in the agreement itself, usually they just mention 'one car parking space'. You have to be super persistent and lucky to get a good one. He tried, but they said it's 'subject to availability' or 'at management's discretion' after possession. It's a common builder tactic to avoid commitment.
The sales teams are so smooth with their 'ample parking' talk. I visited a project near Indirapuram, same story. They show you a big basement but then later tell you it's first-come, first-serve or lottery. My biggest fear is getting a home worth ₹81 L – ₹1.6 Cr and then fighting for parking everyday. Kya faayda hua itna spend karke?
Plus, these PLC charges for parking are insane. It's almost like buying another small plot of land! And then for visitors, it's a whole different mess. They just park anywhere, blocking residents.
Exactly! Mere ek colleague ne Abhay Khand mein liya tha, usko bhi parking ke liye builder ne ghumaya bahut. End mein usne ek spot khareed liya black mein kisi aur se, itna bura haal hai. Builders ko clear hona chahiye pehle hi.
Sahi baat hai, itna kharcha karke bhi peace of mind na mile toh kya faayda. Daily stress ka source ban jaata hai.
Totally feel you on this! Ghaziabad projects mein parking ka yeh lottery system makes no sense. Builder 'ample parking' bolte hain, but end mein sab headache hi hota hai. My friend bought in Crossings Republik, same issue. Daily battle for a spot. Especially for first-time buyers like us, it's a major concern.
True that! My uncle booked in Ahinsa Khand II a few years back, unko bhi parking ke liye extra paisa dena pada tha, that too for an open spot. You definitely need to push for something in writing, even if it's general allocation. Mere parents bhi yahi bolte hain.
Haan bhai, same experience. 'Ample' ka matlab hai 'jitna milega utna lo'. Bahut frustrating hai.
