Ghaziabad payment plans: What's the real deal?

Researching Skytech Group's Indraprashtha Yojna projects from Dubai has been quite a task. I'm looking at a 3BHK, around ₹90L, but the construction-linked payment plans feel very rigid. Does anyone know if builders like Skytech offer any real spot discounts or flexibility on these plans? Matlab, kitna leverage milta hai to structure payments better? As an investor, I can't do site inspections myself so relying on community insights is key.
