Dekha hai ki initial pricing doesn't always translate to better ROI, especially with hidden costs. Like, ASGI Properties ke ek project mein, early bird discount mila, but later so many PLCs and other charges came up, it felt like no real saving. Is it just marketing hype? Mujhe lagta hai secondary market deals sometimes give better value. Kya Ghaziabad mein pre-launch pricing actually makes sense for investors, or is construction-linked payment plan better for managing cash flow? What's your experience, especially around Vijay Nagar? Do you guys wait for ready-to-move or jump on pre-launch?

Good question! From my research for a 2BHK in Ahinsa Khand II, the so-called early bird discount was around 10-12% on the base price. But then they loaded it with floor rise, preferred location charges (PLC), development charges, maintenance deposits, power backup, and car parking. End result? The final all-inclusive cost was barely 3-5% cheaper than a ready-to-move flat of similar configuration in a slightly older society. Plus, the ready-to-move ones had immediate rental income potential. So, for me, the 'discount' was definitely a myth, or at least highly diluted.

Haan bhai, you're not alone. Vijay Nagar mein kaafi projects ka yahi haal hai. The market has also slowed down a bit recently, so builders are struggling to complete projects on time. I've heard of a couple of projects near NH-24 where buyers are protesting. Always check the builder's RERA track record for their past projects before jumping in. Current market conditions don't favour risky investments.

Totally agree with the OP! Meri bhi same kahani hai. I almost fell for a pre-launch in Ahinsa Khand 1, they showed such rosy pictures and low prices. But jab detailed costing aayi, it was full of hidden charges – development charges, club membership, PLC for corner unit, parking, you name it. It felt like a bait-and-switch. Ab toh lagta hai ready-to-move hi best hai, at least jo dikhta hai wohi milta hai.
