Ghaziabad projects: Community thoughts on Gaurs and ATS quality?

Raj Nagar Extension — I've been tracking this area for a while now, seeing good movement. I'm looking at a 3BHK, budget around ₹95L-₹1.1Cr, mostly end-use. I've shortlisted a few projects from Gaurs and ATS there, maybe one from Mahagun too. My main concerns are construction quality and on-time delivery. From previous buys, I know sample flats don't always reflect reality. For Gaurs and ATS, especially in Raj Nagar Extension or Siddhartha Vihar, what's the actual build quality like? Any persistent issues post-possession? Also, how was their delivery track record for recent projects? Did they meet RERA dates, or were delays significant? Which builder would you lean towards for an end-user, focusing on these two points? What's the community's take?
