Ghaziabad projects: Elevator/water issues affect ROI?
Ghaziabad projects mein investment ka soch raha hoon, especially Alkaraj Homes by MK Developers. From my experience, utility issues really hit rental yield and tenant retention. Elevator ki quality aur maintenance response time kitna matter karta hai? Often, yeh small things tenants ke liye headache ban jaate hain. Aur water supply, tank capacity ka kya scene hai wahan? Tanker dependency to nahi hoti? Investor view se, yeh long-term ROI pe kitna impact karte hain? Aap logo ka kya actual experience raha hai?

Aapne Alkaraj Homes mention kiya. I checked, it's listed as COMPLETED with possession from April 2024. But is the ₹22
Totally agree. Ghaziabad mein yeh common problem hai, especially in areas like Abhay Khand. Water supply is a huge concern; I've seen many smaller apartments rely on tankers during summers. For an investor, tenant turnover due to these basic issues is a nightmare. It eats into your profits big time.
Bhai, you've hit the nail on the head. Alkaraj Homes by MK Developers, 4 units only? That's a tiny project. Small projects like these often struggle with proper society management and maintenance funds. Elevator issues, water supply problems are almost guaranteed because who will bear the cost of AMC and repairs for just 4 families? ROI pe toh bahut impact aayega, tenants aise projects mein rukte nahi hain. My friend bought in a similar small building in Ahinsa Khand II, aur ab woh pareshan hai, har mahine light ya paani ka issue.
Exactly this! I almost booked a flat in a 6-unit building near Vaishali. The builder promised everything, but then neighbors found out the maintenance charges were astronomical because they had to split everything among so few. Plus, getting a dedicated security guard or even a full-time plumber was next to impossible. Utility issues become personal fights, not society problems. Definitely impacts peace of mind and rental value.
Sahi keh rahe ho! My relative faced this in Achchheja. Small societies mein common area maintenance ka fund hi nahi ban pata.
