Ghaziabad projects' maintenance charges are a total rip-off.

Budget finalised, loan pre-approved – ab stuck hoon kaunsa project pick karoon. I'm currently in a 2BHK in Indirapuram, thinking of upgrading to a 3BHK ya villa. Already have a home loan setup. Looking at Panchsheel Prime 390 Phase 2 for a 3BHK option. But yaar, maintenance charges bahut zyada lag rahe hain, they're quoting like ₹3.5-4 per sqft. Is the service actually worth it for that amount? Jo log wahaan ya Ghaziabad mein rehte hain, please share your experience. Clubhouse aur sports facilities ka kya scene hai, are they used daily ya bas show ke liye hain? Kya service iske barabar milti hai, ya bas naam ke charges hain? Is this price jump worth it for the amenities and service? Kya lagta hai, value for money hai?
