Ghaziabad projects: Real talk on builder delivery and quality?

Spent the whole Sunday checking out options in Raj Nagar Extension and Indirapuram. I work in real estate but apna ghar lena is totally different. Dekh raha hoon Gaurs, ATS, Mahagun ke projects. Sab marketing mein toh best lagte hain. But real delivery track record kaisa hai? Ghaziabad mein RRTS ki wajah se delays afford nahi kar sakta. Aur construction quality ka kya scene hai, yaar? Possession ke baad plaster cracks ya seepage issues kitne common hain? Customer support, booking ke baad, phone uthate bhi hain kya? Honest opinions chahiye.
