Did a site visit to Arocon Golf Ville last week. Honestly, brochure accha hai, but site pe construction quality dekh ke thoda concern hua. From my experience, initial build issues like seepage ya fitting problems later on bohot maintenance badha dete hain. Resale value pe bhi impact aata hai. Aksar dekha hai ki promised amenities bas showpiece reh jaati hain. Is it worth the premium? Investor perspective se, real ground reality for long-term ROI kya hai?
