Ghaziabad projects: What's the real amenity story?

80% of promised amenities on paper often don't make it to possession, or they're just for show. I'm looking at Swaraj Homes Media Enclave in Ghaziabad for my own flat now, and it's tough seeing past the glossy brochures. I know what builders don't tell you. How many of you actually got the clubhouse and sports facilities as promised? Is it a ghost facility or genuinely usable? And the maintenance charges... are they worth the actual service quality? Off the record, what's the real deal with delivered amenities vs what was shown?
