The gap between brochure promises and actual delivery in Ghaziabad is just insane. I'm looking at Golden Avenue Premium Floors for an investment, and honestly, the glossy renders look amazing. But my parents keep saying what's shown isn't always what you get. I'm worried about things like the promised clubhouse facilities; will they actually be fully functional or just a shell? For an investor, these things really affect tenant attraction and future resale value, right? Also, what about parking allocation? Is it truly reserved or some lottery system later? I don't want maintenance costs to shoot up because basic things weren't built well. Totally agree with you! Mera experience toh bahut kharab raha hai Ahinsa Khand 1 mein ek project ke saath. Brochure mein swimming pool tha, but reality mein woh bas ek bada sa tub nikla, aur usko bhi saal mein do baar saaf karte the. Itna paisa waste ho gaya soch ke ki amenities milengi. For investors, these small details are huge for tenant attraction, you're right. No one wants to pay premium rent for non-existent or shoddy facilities. Parking ka bhi same scene tha, pehle bola reserved, baad mein lottery. Total headache.
