Honestly, I thought I knew Ghaziabad real estate, but buying for myself is different. I'm looking at a 3BHK in Indirapuram, around ₹90L. Given the Delhi-Meerut Expressway and Metro, has Ghaziabad's appreciation potential already peaked? Or is there still significant upside for 2026-27? What's the community's honest take?

Dekho, appreciation ke chakkar mein mat padho zyada. Pehle builder ka track record dekho. I bought a flat in Ahinsa Khand 1 five years ago, thinking it would be a golden investment. Builder ne possession itna delay kiya ki kya bataun. Abhi tak ROI utna nahi mila jitna expected tha. Make sure you check RERA status and past projects of the builder thoroughly before committing to ₹90L.
Builder delays are the worst! Mera bhi possession date extend ho gaya do baar. Total headache.
Nahi yaar, mujhe nahi lagta peaked hai. Metro aur Expressway ne connectivity itni badha di hai. Log ab bhi Delhi prefer karte hain, but Ghaziabad is a much more affordable option with good infrastructure. Indirapuram will always be in demand due to its location.

Totally agree! My cousin bought a 3BHK in Indirapuram last year for around ₹80L, and he's already seeing a good jump in valuation. Although, ₹90L for a similar 3BHK now does seem a bit high, maybe negotiate hard?
Honestly, bhai, I think Ghaziabad ka appreciation potential already peaked out hai. Especially Indirapuram. Prices have shot up so much in the last 3-4 years, ab kitna aur badhega? For ₹90L, you're paying a premium jo already built-in ho chuka hai.
Achchheja is still developing, wahan long-term potential ho sakta hai but liquidity ka issue rahega. Crossings Republik is more stable now, but appreciation will be moderate, not like the boom we saw in Indirapuram. ₹90L is definitely on the higher side.
But what about the areas slightly further out? Like Crossings Republik or even deeper like Achchheja? Are those also stagnant, ya wahan abhi bhi scope hai?
