Budget finalised, loan pre-approved — ab Ghaziabad mein project choose karna mushkil ho raha hai. I'm in a 2BHK, thinking of upgrading to 3BHK. I'm comparing Apex Quebec (under-construction) and Ansal Tanushree (ready-to-move). What I've realized is, builders only quote base price. The *real* total cost includes stamp duty, registration, PLC, interiors, and maintenance. UC projects mein hidden costs high ho jaate hain. Ready-to-move mein thoda clear picture rehta hai. Has anyone calculated total cost for these? Ready-to-move vs under-construction, final bill kitna different hota hai? Any negotiation hacks for hidden costs? Hope this helps others.

Apex Quebec ke saath toh thoda cautious rehna. Under-construction hai aur builders ki reputation Ghaziabad mein waise bhi aisi hi hai. I heard their possession date is October 2025, but given the current market and construction pace, I wouldn't be surprised if that gets pushed. RTM will save you from that headache.
Absolutely! I checked their RERA number UPRERAPRJ239050. The official possession date is indeed 2025-10-31. But trust me, for a project with 701 units, a lot can go wrong. My cousin booked a flat in a similar large UC project and faced a 2-year delay. That adds

Sahi baat hai yaar. But what exactly are these 'hidden' costs that worry you the most? If we know the specific charges, maybe someone here has tackled them?
Ansal Tanushree is RTM and in a good locality like Ahinsa Khand, so expect higher base price already. But at least you know what you're paying for. UC mein toh they can surprise you with anything closer to possession. My friend had a terrible experience with a UC project near Abhay Khand, the final cost was 15% more than quoted!
Totally agree! Builders ka toh scene hi alag hai. Base price bolke baad mein itne charges laga dete hain ki dimaag kharab ho jaata hai. Especially UC projects mein, they just keep adding stuff.
