Ghaziabad property cost: Feeling misled by hidden charges

Visited a Parakh Infrastructure project in Chhapraula last Saturday, eyeing a 3BHK. Currently in a 2BHK in Vaishali, thinking of upgrading, but this visit left me super frustrated. The broker quoted ₹78L for a 3BHK, but then started adding all these 'mandatory' charges – PLC, parking, club membership – that weren't even mentioned initially. It's like they only show you the base price. My budget is around ₹90L all-in, including stamp duty and registration. Are these hidden charges at the last minute normal practice in Ghaziabad? Should I even trust brokers or go direct to builders for a clearer picture? Feel like I'm already getting ripped off before even starting negotiations.
