Ghaziabad mein hidden charges kitne hote hain, especially possession pe? Army Welfare Housing Organisation projects mein bhi unexpected costs hain? Investors ke liye, construction-linked vs down payment, Sector 13 mein kya better hai ROI ke liye?

U10, for investment in Sector 13, it really depends on your risk appetite and the builder's reputation. Construction-linked is definitely safer if you're worried about delays, as you pay as the work progresses. But yes, a larger down payment often gets you a better price per square foot. However, with current market conditions in Ghaziabad, where inventory is high and demand is moderate, project delays are common. So, tying up a huge lump sum upfront might not be the best move unless the builder has an impeccable track record. What kind of project are you looking at, and what's the expected completion time?
Coming to the investment part, for Sector 13 specifically, what's a better strategy for ROI – construction-linked payment or down payment? I'm thinking if the project gets delayed, construction-linked might be safer, but down payment might fetch better discounts. Any investors here who can shed some light on the current market trends for this area?
Meri toh suno, I booked a 2BHK in Ahinsa Khand II two years ago. The builder quoted Rs 4500/sqft. When it came to possession, the final cost jumped to Rs 5200/sqft due to 'escalation clauses', 'infrastructure development charges', and 'IFMS' (Interest Free Maintenance Security). Plus, registry fees are a killer in Ghaziabad. The market is already slow right now, so reselling bhi mushkil hai. It felt like I was trapped. Always factor in at least 15-20% extra over the quoted price for Ghaziabad properties, especially for registry and miscellaneous charges.
Exactly! U7, were these charges mentioned in your agreement at all, even vaguely? Or were they just sprung on you at the very end? This is what scares me the most about buying property.
OMG, 15-20% extra? That's a huge dent in the budget!
AWHO projects ka suna hai they are quite transparent, but even there, are there really no hidden costs? I'm looking at a unit in Sector 13 and the agent is promising 'no surprises'. Does anyone have actual experience with AWHO's final billing?
Haan, U5 is right. My uncle booked in an AWHO project near Ahinsa Khand I a few years back. The base price was fixed, but there were charges for parking space, club membership, and development charges that weren't explicitly highlighted initially, though they were in the fine print. So, 'no surprises' means read every single clause of the agreement carefully. It's still better than most, but not completely zero hidden costs.
AWHO projects are generally better than private builders, but 'no surprises' is a big claim. Usually, they have a fixed list of charges like society formation, basic amenities, and some minor administrative fees. They are typically upfront with it, but you should always ask for a complete breakdown in writing before booking.
Yaar, you've hit the nail on the head! Ghaziabad mein toh builder bolta kuch hai aur dikhata kuch aur. Main bhi first-time buyer hoon aur hidden charges ke naam se hi darr lagta hai. Possession ke time pe kitna extra maangte hain, koi idea hai?
Absolutely! Mera experience Abhay Khand mein toh bahut kharab raha. Broker ne bola tha all inclusive, but later on, electricity connection, water connection, society charges, yeh sab alag se daal diye. Budget pura hil gaya.
Sahi baat hai bhai! Mere ek dost se toh almost 2-3 lakh extra maang liye the, registry, maintenance, PLC sab mila ke. Bohot tension hoti hai.
