Is a 3BHK upgrade in Ghaziabad truly worth the price jump? I'm in a 2BHK in Indirapuram, eyeing Raj Nagar Extension or Bhuapur Village for a bigger place. Projects by builders like Ganesh Infrabuild near Delhi-Meerut Expressway look good. My biggest worry is the *true* all-in cost. Property price ke upar stamp duty, registration, PLC, parking, interiors—yeh sab add karke 3BHK ₹1.2 Cr tak jaata hai. Builders ka super area calculation bhi confusing hota hai. Kitna negotiate kar sakte hain in extras pe? Construction-linked payment plan better hai ya down payment? Already home loan hai. Any advice on managing total costs?

Super area calculation toh pura scam hai! Developers carpet area se 30-40% zyada super area dikha dete hain, aur payment poore super area pe lete hain. Always insist on knowing the carpet area and what percentage of super area is common area. RERA ne mandate kiya hai ki carpet area mention karna zaroori hai, so use that as your base. Bhuapur Village mein bhi yeh issue kaafi common hai.
Payment plan pe aata hoon. Agar already home loan hai, toh Construction-Linked Payment Plan (CLP) usually better rehta hai. Isme aapko interest tabhi dena padta hai jab construction progress karta hai, so your EMI starts lower and increases gradually. Down payment plan mein ek saath heavy amount chala jaata hai, aur fir bhi construction delay ho toh double burden ho jaata hai. For first-time buyers, CLP offers more breathing room.
Haan U8, CLP mein pre-EMI ka option hota hai. Jab tak possession nahi milta, aap sirf interest pay karte ho us amount par jo builder ne bank se draw kiya hai. Absolutely, U1! Mera bhi same experience raha. Maine Raj Nagar Extension mein ek 2BHK liya tha do saal pehle, aur jo all-inclusive quote diya tha, possession tak woh 15% upar chala gaya. Especially the interiors, they quote one price but then there are always 'upgrades' and 'customizations' that cost a bomb. Negotiation is almost impossible on these extras, especially if it's a popular project. They know people will pay eventually.
