Ghaziabad property hidden charges are a joke

Okay I'll be honest — I completely underestimated how confusing this process is. I'm looking at a 2BHK near Morta from Almighty Developers, thought the price was around ₹60L. But then they dropped all these extra charges – PLC, floor rise, and maintenance deposits. It's adding like 10-12% on top! My budget for a 2BHK was already tight. Is this common in Ghaziabad? Did anyone buying in Raj Nagar Extension or even Vaishali face these hidden costs? How do you even negotiate them down?
