Cosy Reality ke projects mein hidden charges kaafi hain, I've noticed. Lohia Nagar mein ek flat dekha, base price theek tha but PLC, parking, maintenance add hoke total acquisition cost bohot badh gayi. Ghaziabad mein kya sab builders aise hi karte hain? Kaise negotiate karein to avoid these extra costs, koi tips?

Yeh sab sunke toh darr lag raha hai. Par Ghaziabad mein toh abhi bhi demand high hai kya? Achchheja side mein prices kafi badh gaye hain, toh builders ko shayad lagta hai ki log de denge extra charges. Kya current market conditions allow karti hain builders ko itna open rehne ke liye?
Haan, bilkul sahi kaha. Interest rates badhne se buyers thode cautious ho gaye hain. Builders ko bhi pata hai. Toh negotiation ka scope toh banta hai. But problem yeh hai ki yeh hidden charges wali trick abhi bhi chal rahi hai.
Achchheja aur nearby areas mein demand definitely high hai, especially for ready-to-move properties, because of its connectivity to Noida and Delhi. But overall Ghaziabad market mein thoda correction aaya hai after the interest rate hikes. Builders are feeling the pressure to sell, so this might actually be a good time to negotiate. They might be more flexible than they were 6 months ago, especially for unsold inventory. But you need to be firm and do your homework.
Mera toh bahut bura experience raha hai. Abhay Khand mein ek flat book kiya tha 2 saal pehle. Booking ke time pe bola tha ki sab included hai, but possession ke time pe itne naye charges laga diye ki dimag kharab ho gaya. Electricity connection charges, water connection, fire safety NOC, development charges... list khatam hi nahi ho rahi thi. Humne try kiya negotiate karne ka, but unhone seedha bol diya 'nahi doge toh flat cancel ho jayega'. First-time buyer ki helplessness ka pura fayda uthate hain yeh log.
Dekho, sab builders toh nahi bol sakte. Kuch reputed ones transparent hote hain, but haan, majority try karte hain. Always check RERA documentation properly. Usmein saare charges listed hone chahiye. Bina RERA ke project toh socho bhi mat.

Jo charges RERA mein approved nahi hain, unko challenge kar sakte ho. PLC (Preferred Location Charges) toh common hai, but parking aur maintenance ka amount bhi dekho, woh reasonable hona chahiye. Kabhi kabhi builder maintenance ka 2-3 saal ka advance hi maang lete hain, which adds up.
Yaar, totally relate! Maine bhi Indirapuram mein ek project dekha tha, base price was good but jab saare extra charges lagaye, toh itna out of budget ho gaya. PLC, club membership, IFMS... yeh sab toh standard ho gaya hai. Sach mein, Ghaziabad mein sab builders aise hi karte hain kya? Lagta hai koi seedha-saadha deal milta hi nahi.
Exactly! Humne Ahinsa Khand II mein ek builder se baat ki thi, project acha lag raha tha but unhone almost 15% extra bol diya base price ke upar sirf in sab hidden charges ke naam par. Bahut frustrating hai first-time buyers ke liye.
