Did a site visit to Sri Sri Homz in Bhopura last week, and honestly, pricing strategy wahaan samajh nahi aayi. Everyone glorifies 'spot discounts' but from my experience, Ghaziabad mein these are rarely true negotiation. Builders just adjust the base price. Matlab, the actual discount you can get over the quoted price is barely 1-2%, if that. Pre-launch rates bhi, I think, are often overhyped. By the time possession aati hai, hidden charges aur PLC add hoke, the 'early-bird' advantage vanishes. Is it just me, or have others seen this pattern too? Change my mind.

Bhai, you hit the nail on the head. I looked at a project in Ahinsa Khand II last year, and the 'negotiation' was a joke. They quoted a base price, then added PLC, EDC, IDC, club membership, car parking, power backup, and GST. The 1% 'spot discount' was literally absorbed by some random charge they pulled out of thin
Totally agree with you, bhai! Same experience in Ghaziabad. Builders just play with the numbers.
