Did a site visit to Aask Homes 04 last month in Siddhartha Vihar, and it got me thinking about legal stuff. Just moved into my place near Indirapuram, possession was in March. Before buying, I spent ages checking RERA for Manav Properties. Things nobody told me: how crucial the encumbrance certificate is. My lawyer found old liens on a plot nearby, made me double-check everything. Is RERA actually effective for complaints, or just a formality here? Heard mixed things about actual resolutions. Anyone else face RERA compliance or title verification issues in Ghaziabad?

Totally relate! My experience with Manav Properties for my place near Indirapuram was a nightmare with the legal side. RERA website pe sab clean dikhta hai, but ground reality alag hai. My lawyer also found some obscure property tax liens from an old owner on a different plot that was part of the larger development. Had to get an indemnity bond. Is RERA just for show? Feeling like it.
