Ghaziabad property market in 2026 — your predictions?
Two years ago I'd have laughed at these prices in Ghaziabad. Fed up of renting now, landlord raised rent again yaar, so finally thinking of taking the plunge. EMI vs rent math ab toh same lag raha hai. I'm seeing 3BHKs in Indirapuram or Crossings Republik hitting ₹90L, sometimes even ₹1.1Cr, especially with PLC. Delhi-Meerut Expressway se connectivity toh badhi hai. My main confusion is, will these prices sustain till 2026? Or is there a correction coming? Builders like Gaurs and ATS are launching projects non-stop, but not sure if demand is keeping up. Kya lagta hai, which areas like Raj Nagar Extension or Vasundhara will show real appreciation in the next couple of years? Affordability seems tough now. Is it just me, or does the advertised price per sqft never match the final all-in price? What are your thoughts on Ghaziabad's property future and these trends?

My biggest concern is the quality and actual possession. Gaurs and ATS are good names, but I've heard stories about delays even with them. Also, what about infrastructure in areas like Vasundhara or even Achchheja? Will the new projects get proper roads, water, and electricity on time? Which areas do you think have the best potential for appreciation AND timely delivery? I'm looking at something around ₹70-80L.
Sahi kaha, delays are a huge issue. My brother booked in a project near Abhay Khand, promised possession in 2023, still waiting. Builder keeps giving new dates. The advertised price was ₹4500/sqft, but with PLC, club membership, parking, and all the hidden charges, it came to almost ₹6000/sqft. Be very careful with the final cost.
Vasundhara is already quite developed, so infra is there, but prices are high. For ₹70-80L, you might need to look at newer parts of Raj Nagar Extension. Achchheja is still developing, might take longer for appreciation.
I'm not so sure about prices sustaining. Lagta hai bahut inventory build-up ho raha hai. What if there's a correction?
Totally agree with you! Renting is a black hole. I'm seeing prices in Indirapuram and Crossings Republik climbing like crazy. My landlord increased rent by 10% this year. It's making me seriously think about taking a loan. But ₹1 Cr for a 3BHK? Is it really worth it?
I wish I had bought two years ago. My friend booked a 3BHK in Ahinsa Khand 1 for ₹75L then, now it's quoted at ₹1.05 Cr. Kaisa laga? FOMO is real!
Haan bhai, EMI aur rent ka math ab ek jaisa hi lag raha hai. No point in making someone else rich.
