We're trying to upgrade from our 2BHK to a 3BHK for the kids, maybe in Hindan Residential Area or Raj Nagar Extension. My wife's priority is a good school nearby and safety, but the prices for a decent 3BHK (around ₹90L-₹1.2Cr) are just insane right now. I'm really worried about what 2026 will look like. Is this current price rise sustainable, especially with all the infrastructure projects like the Metro extension? Or are we heading for a major correction by then? We can't afford to buy now if it's going to crash later, but also can't wait if it keeps skyrocketing. Builders like ATS and Gulshan are still launching stuff, but it just feels so inflated. Are others seeing this too? What are your thoughts on prices for 2026?

It's a tricky situation for sure. On one hand, yes, infrastructure is booming – Metro, RRTS, new highways. This *should* push prices up. On the
RERA data dekho toh Ghaziabad mein inventory clear hone mein time lag raha hai. Developers ke paas pressure hai. But what about the 'premium' projects? ATS Dolce ya Gulshan Bellina jaise projects mein kya scene hai? Are they also struggling with sales?
Mai 2018 mein Raj Nagar Extension mein ek 2BHK liya tha, socha tha 5 saal mein double ho jayega. Abhi tak ROI hardly 20-25% hai. Matlab, jo hype hai na, woh ground reality se bahut alag hai. Especially builders ki inventory bahut hai abhi. I think 2026 tak ek consolidation phase aayega, not a crash, but prices won't skyrocket either. Buyers ka sentiment bhi important hai.
Dekho, sustainability ka question toh hai, but infrastructure projects ka impact bhi dekho. Eastern Peripheral Expressway aur Metro extension se connectivity bahut improve hui hai. Jab tak connectivity badhegi, demand toh rahegi. 2026 tak ek minor correction aayega, but crash? Unlikely. Builders ke paas bhi investment hai. ATS Dolce mein rate 6000/sqft chal raha hai, which is still reasonable compared to Noida. Don't panic too much.
U7, Metro se badhenge, agreed. But kitna? Aur kitni der tak? My cousin booked a flat near Vaishali Metro in 2012, prices shot up, but then stagnated for years. Ab Abhay Khand mein prices fir se badh rahe hain, but it's a slow burn, not a rocket. Don't expect miracles.
U4, Metro se prices definitely badhenge. Connectivity is king. Short term dip ho sakta hai but long term growth pakka hai.
Reasonable? Bhai, 6000/sqft for Ghaziabad is already a stretch for many first-time buyers. Aur ye possession delays ka kya? Mere ek dost ne Gulshan Botnia book kiya tha, 2 saal se delay hai. Kya guarantee hai ki ATS time pe dega?
Totally agree bhai! Prices are sky-high. Raj Nagar Extension mein toh budget out ho gaya hai hamara. Lagta hai 2BHK mein hi rehna padega.
But Metro extension se prices aur nahi badhenge kya? Kya pata 2026 tak aur upar chale jayen?
Haan yaar, same here. Mai bhi 2BHK se 3BHK upgrade karna chahta tha but rates dekh ke himmat nahi ho rahi. Gulshan Homz ke naye launch me 1.1 Cr bol rahe hain for a decent 3BHK. Itna toh Noida mein mil jaata hai.
