Visited a few projects in Madhuban Bapudham and Vaishali last weekend. Honestly, the prices are just insane now. Everyone's talking about a '30% surge post-expressway' but it feels like pure speculation driving things up. For an end-user like me, paying ₹80L for a 2BHK in Vaishali just feels… wrong. I work in this market, and I know how quickly things can turn. Is this current price rise even sustainable for 2026? Or are we heading for a major correction? What's everyone else thinking, especially for places like Indirapuram or Crossings Republik?

Totally agree with the original post! I've been eyeing properties in Vaishali and Indirapuram for the past 6 months, and the prices have literally jumped by almost 20% in some pockets. Builders are quoting ridiculous numbers, citing the expressway and upcoming metro extension. My agent even showed me a 3BHK in Abhay Khand, Indirapuram, that was ₹90L last year and is now ₹1.1 Cr! It feels like a bubble, especially when you consider the quality of construction in some of these projects. How can end-users like us afford this unless salaries are also rising at 20
