Ghaziabad property prices: Peak ho gaya kya?

Ghaziabad mein real appreciation dikh nahi raha, sab marketing hype lagta hai. I work in real estate but buying for myself, especially in Crossings Republik, feels different. Builders like Mahagun and Shipra are pushing prices like crazy, 2BHKs are already touching ₹75L. Matlab, Delhi-Meerut Expressway aur Metro extension ka impact already priced in hai kya? I'm looking for an end-use flat, thinking 2026-27 horizon. Kya lagta hai, will prices still go up significantly ya this is the peak? Your honest opinions, please. Koi hidden catch toh nahi hai?
