Ghaziabad property: Quality vs promise, feeling worried
Moved into Aditya Willow 162 in Ghaziabad just three months back, and honestly, thodi tension ho rahi hai. Builder ne bola tha top-notch construction, but already I'm seeing hairline cracks near windows. Kitchen sink mein minor leakage bhi start ho gayi hai, which is super annoying. Maintenance charges bhi quite high hain, par service abhi tak toh just average lag rahi hai. Cleaning theek hai, but small repairs ke liye kaafi wait karna padta hai. Not sure if this is normal. Investors, aap logon ka kya experience hai with construction quality in Ghaziabad projects? Kya yeh common hai ya I just got unlucky? Does this affect resale value a lot later?

I had a similar experience but in a project in Indirapuram. Builder promised a lot, but after moving in, we realised the common areas were poorly maintained, and there were constant water supply issues. It's frustrating because you invest so much, and then you're stuck. The total units in Aditya Willow 162 are 162, that's a decent size. Maybe you can form a residents' association and collectively push the builder for better service and repairs? Sometimes that works better than individual complaints.

Haan, exactly. Our society in Crossings Republik charges around 3.5/sqft, and the service is pretty good. If they're charging more for less, that's unfair.
Usually, for projects in that price range like Aditya Willow 162, maintenance can be anywhere from Rs. 2.5 to Rs. 4 per sqft. Anything above that, and with poor service, is definitely a rip-off. You should check your agreement.

Many projects, including one my uncle saw in Abhay Khand, had quality complaints after possession. Hairline cracks are just the beginning, be prepared for more. The possession date was 2016-12-01, so it's not even a new project, issues should have been sorted by now. Resale value definitely takes a hit when word spreads about poor construction.

Hairline cracks are one thing, but leakage starting so soon is a red flag. Have you tried contacting the builder for a full inspection? What's their response been so far?
