Has anyone actually received possession from Reality Vision's Root2Home Royal Park 2? I heard they're selling at a good price point, around ₹4800-₹5000 per sq ft for a 2BHK, but what's the ground reality? Is the construction even started properly?
U4, my cousin booked there last year. Construction has started, but it's super slow. They promised possession by 2025 end, but looking at the pace, it seems unlikely. Price range is correct
Yaar, Reality Vision se bach ke raho. Mera experience bahut kharab raha hai. Ek project mein unhone mujhe 'guaranteed possession' bola tha do saal pehle, abhi tak foundation bhi complete nahi hui. They keep changing their marketing team and project names. Main toh Achchheja mein ek plot dekh raha tha, but builder ka reputation dekh ke back out kar gaya. Don't fall for fancy brochures. Title verification bahut critical hai, make sure it's clear of all encumbrances.
U3, what specific project was that where you faced issues? Was it also Root2Home Royal Park 2, or another one? It helps to know if the problem is widespread across their projects or specific to one.

Bhai, Reality Vision ka track record utna accha nahi hai. Especially in Ghaziabad. Mere ek friend ne bhi unke ek project mein invest kiya tha near Ahinsa Khand 2, bahut delay hua tha. RERA number check karo aur builder ke past projects ki history dekho. Always trust your gut feeling.

U1, RERA website pe project ka registration number search karo. Wahan completion date, approvals, aur litigation details sab mil jaati hain. Also, check their past projects in areas like Abhay Khand, sometimes they change project names to hide bad history. Agar completion date bar-bar change ho rahi hai, that's a huge red flag. Title mein clear ownership ka dhyan rakhna.
Totally agree with U1. RERA check is a must. Especially for Ghaziabad properties. Builder delays are common, isliye careful rehna padta hai.
