Ghaziabad property: Scared of construction issues and fake amenities
Been paying rent for almost a decade now and I'm honestly fed up of it. Landlord raised rent again, so finally taking the plunge to buy something in Ghaziabad, looking at places like Krishna Kunj. But yaar, I'm hearing so much about construction quality issues. People say after a year, cracks dikhne lagte hain, seepage problems. And amenities ka toh bas naam hai, like the clubhouse is a ghost facility, not maintained properly. Maintenance charges itne high hain but service bilkul nahi. Is this a common issue everywhere, or should I be super careful with specific projects? Any Krishna Kunj residents here? What's your experience with actual usability of amenities and the build quality after a few years? Should I be worried about these hidden costs and poor upkeep?

U5 is right about the RERA part. My friend booked a flat near Abhay Khand a few years back, and builder ne RERA registration avoid kar diya tha. Project 2 saal late ho gaya, aur amenities ka toh naam hi nahi. Clubhouse ka foundation hi nahi bana. Maintenance charges shuru se hi maangne lage, woh bhi bina facilities ke. Builder ki credibility bahut important hai. Yeh Krishna Kunj ka 'Total units: 10' bhi thoda ajeeb lag raha hai. Itna chhota project hai, toh builder ka scale kya hai?
Sahi baat hai. Aajkal market mein itna competition hai, builders kuch bhi promise kar dete hain. Aur hum first-time buyers toh bus
Haan, maintenance charges ka toh alag hi rona hai. Bina service ke bhi itna bill dete hain. Kya Krishna Kunj ki maintenance charges ke baare mein kisi ko idea hai, ya unke brochure mein kya mention kiya hai?
Dekho, pehli baat toh Krishna Kunj ka status 'UPCOMING' hai. Iska matlab abhi build hona baaki hai. Aur sabse bada red flag toh yeh hai ki iska RERA number 'Not Applicable' dikha raha hai. Iska kya matlab hua? Bina RERA ke toh booking karna hi risk hai, yaar. Kaise pata chalega ki project time pe complete hoga ya nahi, ya quality kaisi hogi? Price bhi 61 Lakhs hai, which is quite high for an upcoming project with no RERA. Bahut dhyan se investigation karna padega, hidden costs toh baad mein aate hain, pehle toh project ka existence hi clear nahi lag raha.
Totally feel you on the rent issue, bhai! Landlords are just something else. And your fears about construction quality are so valid. I'm also looking in Ghaziabad, mainly around Ahinsa Khand 1, and every other person warns me about builders cutting corners. Cracks, seepage, amenities that are just for brochure photos – it's a nightmare scenario. Is Krishna Kunj any different?
U3, it's less about a specific builder and more about the general trend. Builders often compromise on materials to save costs, especially when the market is competitive. Always check their previous projects' reviews, not just the glossy pamphlets. Aur Krishna Kunj toh abhi upcoming hai, toh experience users milna mushkil hai.
Sahi keh rahe ho, bhai. I've heard so many horror stories about new projects. Koi specific builder ka track record bahut kharab hai kya Ghaziabad mein?
Same pinch! My landlord increased rent twice this year. It's ridiculous. And yeah, Ghaziabad mein quality ka issue toh hai. Mere cousin ne liya tha ek flat Achchheja mein, after two years, bathrooms ki tiling nikalne lagi.
