Ghaziabad property: The hidden cost maze.
Been in this business for years, but buying my own property in Ghaziabad, especially in Tronica City, feels different. Everyone talks about the listed price, but yaar, the actual total cost of acquisition is a joke. I'm looking at a Vashisth Group project there, and the quoted price is one thing, but the hidden charges, like those 'utility connection' fees, 'club membership' or even 'IFMS' (Interest Free Maintenance Security) that suddenly appear, they add up big time. Builders don't make it easy to figure out the final figure upfront. I'm talking about ₹2-3L extra easily. Construction-linked payment plans often hide these till possession, making it harder to negotiate. Should I just push for a bigger discount upfront to absorb these? What's your experience with these surprise costs in Ghaziabad? Change my mind if you think I'm overthinking it.

Totally agree! My experience with a builder in Abhay Khand was similar. They quote one price, then suddenly 'development charges' and 'electrical infrastructure fees' pop up. It added almost 2.5L to my 2BHK. Construction-linked payment mein toh aur bhi mushkil hoti hai, you're already invested. I tried to negotiate, but they just said 'market rate hai sir, this is standard'. It's so frustrating when you budget meticulously and then face these surprises.
