Ghaziabad property: The real cost isn't the sticker price.
Does anyone actually believe you can get a good discount on new flats in Ghaziabad these days? My kids are grown, so I'm selling our big Surya Nagar house for a manageable 2BHK, maybe in Indirapuram or Vaishali, budget around ₹75-85L. Everyone says 'negotiate', but my experience with builders like Royce Infratech is they barely budge. Maybe 2-3% if you're lucky, and that’s after you haggle for ages. Honestly, the real problem is the 'sticker price' vs. the 'all-in' cost. People only talk about the flat price, but then stamp duty, registration, PLC, parking, maintenance deposits – it adds up to almost ₹15-20L extra on a ₹75L flat. It's a massive shock if you don't account for it from day one. I'm wondering if buying resale in areas like Crossings Republik offers more negotiation room on the *actual* final price. Change my mind.
