Is a 10% negotiation margin even realistic on a 3BHK in Ghaziabad, say around Mahagunpuram? I'm based in Dubai, so site visits are tough, relying heavily on brokers. They quoted me ₹90L for a 3BHK but seem quite rigid. Matlab, what's the real scene for negotiation, especially with builders like Universal Infratech? Aur hidden charges ka kya scene hai? Stamp duty, registration ke alawa parking, PLC, interiors ka kitna upar chala jaata hai total cost, I mean, beyond the brochure price? I'm worried about surprises at possession time. Also, secondary market mein kya zyada room milta hai negotiation ke liye compared to direct builder deals? Seems like resale might offer better value... Anyone has recent experience with power of attorney for closing deals remotely?
