Ghaziabad rentals: My shocking discovery

Spent the whole last week looking for rental apartments in Indirapuram and Vaishali for a friend, and honestly, rents have gone absolutely crazy. I work in real estate, but even I'm surprised. 30-40% up in just two years? Matlab, is this even justified? For a decent 2BHK, log ₹18-20k maang rahe hain, pehle ₹14-15k mein mil jaata tha. Connectivity better hui hai with Delhi-Meerut Expressway, no doubt. But yaar, finding a place without a broker is next to impossible. They're gatekeeping everything, and brokerage charges are also getting ridiculous. Should young professionals stick to Indirapuram/Vaishali for convenience, even with these prices, or is Raj Nagar Extension a better bet for value? Will these rent increases stabilize soon?
