Did a site visit to AU The Sunflower Phase 1 in Raj Nagar Extension last Saturday. Honestly, even though I work in real estate, buying for myself is a whole different ballgame. The Ankur Real Estate Developers team was good, quoted about ₹78L for a 3BHK. I'm super focused on legal due diligence. How do you guys *really* verify RERA registration beyond just checking the project portal? Are there red flags or hidden complaints for Ghaziabad projects that aren't obvious? I mean, off the record, how do you check a builder's legal track record, not just current projects but past issues? It's for investment, so clear title is critical for future exit options. Is RERA actually effective here for investors when things go south, or is it more on paper? Any specific Ghaziabad resources for this info?
