Ghaziabad RERA compliance is often just for show.

I'm checking Gaursons Gaur Global Village. Is just seeing the RERA number enough for investor due diligence? What specific red flags should I look for? How effective are RERA complaints if things go sideways? I'm upgrading from my 2BHK and need solid legal advice before putting capital in. What's your experience?
