Negotiation is not a complete myth, but it's not like buying a car where you expect 10-15% off. In Ghaziabad's current market, especially for good societies in Vaishali or Vasundhara, a 2-3% discount is considered a win. You might get slightly more, maybe 4-5%, if the seller is in a hurry to sell, like for a job transfer or urgent cash requirement. It really depends on the individual seller's situation more than the market itself. Try to understand their motivation through the broker.
Hidden charges are a real trap! Apart from stamp duty and broker fees, always ask about the society transfer charges. Har society ka apna rule hota hai, sometimes it's a fixed amount, sometimes a percentage of the property value. Also, check for any pending maintenance dues or electricity bill arrears from the previous owner. You don't want to inherit someone else's unpaid bills. Plus, don't forget electricity meter transfer charges, which can sometimes be hefty.
Vaishali mein rates kaafi badh gaye hain, especially jo sectors metro station ke paas hain. Connectivity ki wajah se demand bahut hai. Agar budget-conscious ho, toh Achchheja ya even Indirapuram ke older societies mein thoda better deal mil sakta hai, but Vaishali is definitely on the higher side right now. Resale mein bhi premium chal raha hai.

Exactly, same experience! Last year I was looking for a 3BHK in Ahinsa Khand. Seller quoted a price, and when I tried to negotiate even 3%, they just moved on to the next buyer. Demand bahut high hai, log wait nahi karte. So, yes, it feels like a myth sometimes.
Bhai, negotiation toh almost impossible hai Ghaziabad mein, especially for good societies. Maine bhi last year try kiya tha Vaishali mein ek flat ke liye, barely 1-2% ka discount mila tha. Seller ready hi nahi hote.
