Ghaziabad spot discounts are a total scam

Since January I've been shortlisting flats in this city, even though I work in real estate myself. Honestly, everyone glorifies these 'spot discounts' but I'm calling BS on them. Builders like Gulmohar Greens in Chhapraula, they push these 'limited time' offers. But is it actual negotiation, or just a pre-planned gimmick? I feel like they just bake in the discount and then 'offer' it. My experience says you can't really knock off more than 1-2% on the base price for a 2BHK in the ₹60-70L range here. Then the hidden charges hit you at possession – club fees, OC, maintenance. Should we push for all-inclusive pricing upfront, or is the 'spot discount' drama just something to accept? It feels like a trap. What's your real experience negotiating in Ghaziabad? Change my mind.
