They quoted Stamp Duty, Registration, PLC, parking, IFMS, and even maintenance for a year upfront. Honestly, I had no idea these add up so much. The total was nearly ₹90 lakh after everything. I'm trying to calculate my real ROI here. Also, what's smarter for an investor: construction-linked or a bigger down payment? I'm worried about getting trapped in hidden charges later. Any advice on how to factor these into the true acquisition cost? Is there a percentage rule of thumb for these extras?

Yaar, this is exactly what happened with me! I was looking at a project near NH-24 too, thought the base price was okay, but then the builder just kept adding things.
