Ghaziabad under-construction: What's the hidden risk?
Everyone talks about Sethi Group's projects, but what's the *real* deal with their under-construction delivery timelines in Ghaziabad? I'm looking at a 2BHK in Morta Village, and the pricing seems good. But yaar, under-construction projects ka delivery ka tension bahut hai, especially for a first-time buyer like me. How do you guys evaluate the actual risk? Brochure mein toh sab sahi lagta hai, but what if it gets stuck? My parents keep saying only ready-to-move lo, but budget issue hai. Also, nobody mentions ki property price ke alawa kitna extra kharch hota hai. Stamp duty, registration, interiors... is it like 15-20% extra on top of the base price? Honestly not sure how much to keep aside for these. I think under-construction projects are just a builder's way to get interest-free loans from us. Change my mind.
