Was supposed to decide by last month but I'm just getting more confused about upgrading. Currently in a 2BHK in Indirapuram, thinking of a 3BHK or villa in Raj Nagar Extension or Crossings Republik, budget around ₹1.1 Cr. I'm looking at pre-launch offers for new projects, like Reality Vision's upcoming one near Lohia Nagar. Is the early-bird price truly a discount, or just a marketing gimmick? I'm trying to spot underpriced assets. Also, for investors, which payment plan makes more sense: construction-linked or a bigger down payment? Want to leverage capital right. Finally, how much should I worry about the super area vs. carpet area difference? Is it a significant cost trap in Ghaziabad projects? What's everyone's experience?
