Ghaziabad upgrade: Are promised amenities just a dream?

For almost a year now I've been looking at 3BHKs or villas, currently in a 2BHK and the space just isn't cutting it. Magic JK Homes dekha tha, brochure mein amenities toh ekdum top-notch lag rahi thi. But I'm worried about the 'promised vs delivered' reality. Kya jo dikhate hain, woh actually milta hai? Ya bas paper pe hi rehta hai? Snag list kitni lambi hoti hai possession ke time?
