Ghaziabad upgrade: Builder legal history pe confusion
My lease ends in 3 months and I'm really trying to finalise a 3BHK in Ghaziabad. Currently in a 2BHK in Indirapuram, thinking of upgrading to something bigger, maybe in Crossings Republik or even Vasundhara. I'm looking at a few projects, including Jain Homes 02, and also some by Anukampa Group. My main concern is the legal side, yaar. Builder ka track record kaise check karein properly? I mean beyond just RERA registration. RERA website pe sab sahi dikhta hai, but often ground reality kuch aur hoti hai. What are the actual red flags to look for on their site? And title verification ke liye kya steps hain jo log usually miss kar dete hain? Already have a home loan, so don't want any future issues. Is it worth paying a legal expert just for this due diligence, ya bank ke lawyers enough hain? Koi real world experience batao Ghaziabad mein, especially with OC delays ya title disputes.
