Ghaziabad utilities: Real for investors or not?
Since January I've been shortlisting flats in this city, and it's getting frustrating. I'm currently in a 2BHK near NH-24, looking to upgrade to a 3BHK or maybe a villa. Everyone glorifies the luxury amenities in projects like Ramprastha Platinum Premier, but nobody talks about the actual utility infrastructure. Is their "full power backup" really for the whole flat, or just common areas? That's a huge difference for tenant satisfaction and maintenance costs. Same goes for water supply – is it reliable, or will we see tanker dependency after a year or two? These are huge hidden costs for an investor, affecting tenant retention and resale value. I already have a home loan, so this next move needs to be smart. Should I trust what's visible for these utilities during under-construction site visits? Change my mind.

Ultimately, har project ka apna scene hota hai. Best hai wahan ke residents se direct baat karo ya society groups join karke info lo. Site visit pe sirf dikhawa hota hai.
U8, bilkul! Abhay Khand mein bhi kuch societies mein summer mein paani ka pressure bohot kam ho jata hai. Municipal supply pe reliance zyada hai, aur population density badhti ja rahi hai. Investors ko ye sab factors consider karne chahiye.
U5, current market mein Ghaziabad mein utilities ka mixed bag hai. Older, established societies mein generally better hai. Naye projects mein, especially jo develop ho rahe hain outskirts mein jaise Achchheja side, wahan water supply ka issue aa sakta hai long-term mein. Bijli toh power grid se hai, but backup ka scene sab projects mein different hai. Builder ki reputation aur maintenance record check karna zaroori hai. Tanker dependency toh badhti ja rahi hai unfortunately.
For investors, utilities are EVERYTHING. Tenant looks for comfort and reliability. If power keeps going out or water is scarce, they won't renew, and your rental yield tanks. Resale value bhi affect hoti hai.

Water supply bhi pehle theek thi, ab tanker se mangwana padta hai har doosre din. Ye sab hidden costs investor ke liye bohot badi headache hain, tenant bhi bhaag jaate hain. Mera advise hai ki existing residents se baat karo, site visit pe sab achha dikhta hai.

Haan U2, Ramprastha Platinum Premier ka possession December 2018 ka hi hai, RERA number UPRERAPRJ7124 hai. Mera ek relative wahan rehta hai. Power backup common areas mein theek hai, but full flat ke liye limited hours ka hi milta hai, woh bhi extra charges pe. Water supply toh theek hai abhi tak, but summer mein thoda pressure issue hota hai. ₹1.1 Cr – ₹2.4 Cr range mein itni expect toh karte hain log.
Totally agree yaar! Ye luxury amenities dikhate hain, par basic cheezein jaise paani aur bijli ka kya? Mera friend Ahinsa Khand II mein rehta hai, usko bhi power backup ka issue aaya tha. Builders sirf marketing karte hain, ground reality kuch aur hoti hai.
