Rani Laxmibai Nagar — been looking at flats there. Kids have moved out, toh ab don't need such a big place. Hum apna old house bech rahe hain, so want something manageable, maybe a 2BHK. Wall Rock Infratech ka ek project dekha, 2BHK around ₹78L quote kiya. But total 'all-in' cost kitna jaayega, yeh samajh nahi aa raha. Broker says negotiation possible, but kitna? Kya lagta hai, 5-7% off mil sakta hai on a ₹78L flat? Stamp duty, PLC, parking, yeh sab milake aur kitne extra lagte hain? Suna hai possession ke time pe bhi hidden charges aate hain. Is it true? Kisi ko experience hai Ghaziabad mein with Wall Rock ya aise hidden costs? Don't want surprises at this age.

The negotiation part is tricky. They always say 'possible' but then give minor adjustments. For a ₹78L flat, 5-7% off is a big ask unless the project is really struggling or nearing completion with unsold inventory. Expect 1-2% at best. And yes, possession ke time charges aate hain – usually for utilities, society formation, and sometimes even for 'enhanced amenities' that were never part of the original plan. Get everything in writing, especially the final cost
Is it really that bad right now? Market mein kuch relief nahi hai kya? I'm looking near Afzalpur, and the rates seem to be holding firm. What about the current market conditions in Ghaziabad? Builders are still not ready to negotiate much, right?
Negotiation is tough. The current market is more seller-friendly, especially for ready-to-move or near-possession projects. Builders might offer free parking or waive one PLC, but a straight 5-7% off on the base price? Very unlikely unless it's an old project with inventory they want to clear. Always check the RERA site for project status and any past complaints.
Market conditions are tough for buyers right now, to be honest. Ghaziabad mein prices have been stable, if not slightly increasing in good areas. Builders know the demand is there, so they are not cutting prices much. Maybe small discounts on specific units.
Haan, hidden charges are real. My parents booked a 3BHK in Abhay Khand last year with a different builder, not Wall Rock, but experience similar. ₹65L ka flat tha, by the time possession came, it was almost ₹74L. PLC, IFMS, club membership, electricity meter charges, maintenance advance, GST on everything... list goes on. Broker ne bola tha 5% negotiation possible, but hardly 2% mila. Wall Rock ka toh I've heard mixed reviews, especially with possession delays. Be very careful.

Exactly! IFMS, club membership, all these are extra. My uncle booked in Achchheja and got hit with a huge 'corpus fund' charge right before possession. Builders make sure to extract every penny.
Totally relate! Hum bhi Ghaziabad mein dekh rahe hain, especially around Ahinsa Khand 2. Builders quote karte hain ek figure, aur phir jab final list aati hai toh 10-15% extra pakad ke chalo. Seniors ke liye toh yeh stress aur zyada hai.
₹78L for 2BHK in Rani Laxmibai Nagar? Bhai, seems a bit high. Aur ye 'all-in' cost ka chakkar toh builders ka favourite game hai. Seniors ke liye toh aur mushkil hai.
