Just got possession of my 3BHK at Park City Infrastructures in Abhay Khand last month. Builder ne quote toh ₹85L ka diya tha, but final all-in cost registration aur stamp duty ke baad ₹95L cross kar gaya. PLC aur parking charge alag se add ho gaye. Samajh nahi aata yeh log brochure mein full breakdown kyun nahi dete. My EMI is much higher than I planned. Has anyone else faced this kind of surprise with the final payment? Kya yeh common hai Ghaziabad mein?

Dekho, builders ki side se transparency ki kami toh hai, no doubt. Lekin as buyers, humein bhi bahut careful rehna padta hai. Brochure ko sirf ek reference ki tarah lo. Jab tak agreement sign na ho, ek-ek clause padho aur har possible charge ke baare mein poocho. Kabhi-kabhi buyers bhi jaldi mein hote hain aur details skip kar dete hain, jo baad mein costly padta hai. It's a learning for everyone.

This is exactly why due diligence is SO crucial. Abhay Khand mein average per sqft rate ₹4500-₹5500 ke beech hai for new projects. Agar aapko ₹85L mein 3BHK mila hai aur size 1500 sqft hai, toh already ₹5600/sqft ho gaya. Uske upar extra charges lag rahe hain. Builders often quote 'super built-up' area, not carpet area, which adds to the confusion. Always confirm the carpet area price and ask for a clear breakup of all charges from day one, in writing. Verbal commitments ka koi fayda nahi hota.
Exactly! Aur yeh bhi check karo ki builder ka RERA registration hai ya nahi aur usmein kya details hain.
Mere saath bhi aisa hi hua tha Abhay Khand ke paas Achchheja mein ek project mein. Builder ne bola tha ₹60L ka 2BHK, final bill ₹70L cross kar gaya. EMI double ho gayi meri bhi. Always ask for a detailed cost sheet, not just the 'all-inclusive' figure. Usmein ek-ek charge ka break-up hona chahiye, including all government duties aur builder ke extra charges. Warna baad mein sirf regret hota hai.
Yeh toh bahut serious issue hai. Kya Ghaziabad mein property prices waise bhi itne inflate ho gaye hain ki builders ko aise hidden charges add karne pad rahe hain? Current market conditions kya hain wahan?
Haan yaar, ye Abhay Khand mein bahut common hai. Especially Park City Infrastructures ka toh track record hi aisa hai. Builder ke brochure mein hidden costs ka pura breakdown nahi hota, bas ek attractive base price dikha dete hain. PLC aur parking toh pakka add hota hai, iske bina koi builder deal nahi karta.
Sahi keh rahe ho. But RERA rules ke hisaab se toh builders ko sab transparent rakhna chahiye na? Kya action le sakte hain ispe?
Bhai, totally relate. Yeh 'all-inclusive' pricing ek marketing gimmick hai, aur baad mein registration, stamp duty, GST, PLC, IDC, FFC, parking, club membership… pata nahi kya kya add kar dete hain. Mera bhi budget hil gaya tha jab final figure dekhi.
