Ghaziabad's appreciation peak is already behind us

Did a site visit to Shriaasra Homes in Siddhartha Vihar and honestly, prices seem too high now. Everyone talks about Delhi-Meerut Expressway and Metro Red Line extension boosting Ghaziabad, but I think the real appreciation peak is already behind us. 2BHKs are touching ₹75L, even in Raj Nagar Extension. Matlab, is it even worth buying now for investment? Seems like the early bird discount for places like Crossings Republik is long gone. Should I wait, ya phir this is just the new normal? Disagree?
