Budget finalised, loan pre-approved. From Dubai, I can't visit Ghaziabad. Is 'Budget Homes' corridor still undervalued, or has it peaked? Which projects offer best investment value, given remote management concerns?

Ghaziabad mein investment value abhi bhi hai, prices stagnate nahi hue hain but appreciation thodi slow hai compared to 2-3 years back. Remote se kar rahe ho toh due diligence bahut important hai. Ek trustworthy local contact rakhna ya kisi reputed property consultant ko engage karna. Sarvodya ka naam toh suna hai, but har project aur uski delivery timeline different hoti hai. Research properly before taking the plunge.
What about the current market conditions? Are prices still appreciating in Ghaziabad or have they stagnated? Any insights?
Sarvodya Group ka ek project maine bhi dekha tha Ahinsa Khand II mein. Location achhi thi but they were asking for a premium. Possession ka kya status hai unke recent projects ka? Koi idea hai? I'm worried about delays too, like U6 mentioned. My budget is tight, so I can't afford surprises or extended EMIs without possession.
Sarvodya ka current rate Ahinsa Khand II mein around 4500-5000/sqft chal raha hai, depending on the floor and view.
Haan bhai, Ahinsa Khand II mein Sarvodya ka ek project hai. Mera friend wahan se possession liya hai last year, but 6 mahine delayed tha. Quality thodi average thi but location ki wajah se chal gaya. So, expect some delays, but they do deliver eventually.
Undervalued? I don't know yaar. Remote management is a huge red flag, especially with some builders there. My cousin booked in Achchheja and has been struggling for possession for years. Builders often delay, aur Dubai se follow-up karna toh aur mushkil hoga. Sarvodya Group ka bhi track record mixed hai, sunne mein aaya hai, so be extra careful.
Sahi keh rahe ho. Mera bhi experience kuch aisa hi raha hai. Maine 3 saal pehle ek project mein invest kiya tha, RERA registration toh tha but completion date ko 2 saal se zyada ho gaye hain. Ab toh lagta hai ki paisa phans gaya. Remote se to bilkul mat sochna, you need someone on the ground to push things and keep track of development.
But future growth potential ko bhi toh dekho! Connectivity improve ho rahi hai, especially with the Eastern Peripheral Expressway. That's a big plus.
Totally agree with this. Achchheja mein toh bahut issues hain, I've heard from multiple sources. Even in Abhay Khand, I've heard stories about projects getting stuck. Builder ne ek baar delay kiya toh saara budget plan hil jaata hai, which is a nightmare for first-time buyers.
Bhai, Ghaziabad abhi bhi undervalued hai! Especially for first-time buyers like us. Remote management ka thoda issue ho sakta hai, but investment potential toh abhi bhi hai. Just need to pick the right project and builder.
