My kids' school admission is coming up next year and we really need a bigger 3BHK in Ghaziabad by then. We're checking out Nehru Nagar III, maybe some Color City Homes projects. But yaar, I'm finding so many hidden costs beyond the flat price. Builder quotes around ₹78L, but then there's PLC, parking, club membership, IFMS... it adds up fast. Not even counting stamp duty and registration. Is there any way to spot these 'extra' charges early? Or can we really negotiate these down? Any tips on what to look for in the agreement?

It's a tough situation for first-time buyers, no doubt. The key is to be extremely diligent. Get everything in writing. Ask for the RERA registration number and verify it online. Sometimes, a good property lawyer can help review the agreement before you sign. Regarding negotiation, sometimes you can get a waiver on floor rise or a small discount on parking if you push hard, especially if it's an inventory they want to clear. But don't expect miracles. What did you end up doing about the Color City projects, OP?
So, is there *any* room to negotiate PLC or parking charges? Or are those fixed by the builder?
Be very careful, especially in Ghaziabad right now. The market is a bit soft in some pockets, and builders are desperate to close sales. They'll promise the moon. I've heard stories of people booking in projects that later got stalled or had massive delays. Always check the builder's past project delivery record and financial stability, not just the price.
Same pinch! We looked at a project near Abhay Khand last month, and the sales guy was so vague about the final cost. He just kept saying 'we'll discuss it at the time of booking'. Is it even legal to not disclose all charges upfront? Like, how can I compare properties if I don't know the actual price?
U8 is right. RERA (Real Estate Regulatory Authority) is there for this. Before you sign anything, demand the 'Agreement for Sale' draft. It *must* contain the breakup of all costs: base price, PLC, parking, club, IFMS, electricity, water, and even tentative maintenance. Any builder not providing this clearly is trying to pull a fast one. Don't fall for 'negotiable at booking' tactics, they are just bait.
Bilkul, Abhay Khand mein toh yeh common hai. They just want you to commit first.
No, it's not legal to hide. RERA mandates full disclosure of all charges. You should ask for the RERA agreement format and check Schedule A. It lists everything. If they refuse, that's a red flag.
Totally relatable! Bhai, I thought I was the only one feeling this way. My budget for a 3BHK in Ghaziabad was around ₹70-75L, hoping to get something decent in Ahinsa Khand II. But when I visited a few sites, the 'all-inclusive' price jumped to almost ₹90L! PLC, floor rise, corner charges, even maintenance for the first two years, they just keep adding. It's like a maze, and by the time you're out, you're already ₹15-20L over budget. How do they even get away with this initial lowballing?
Exactly! They show you a base price that's just for the carpet area, and then everything else is an add-on. My friend got burned badly in Indirapuram because of these hidden charges. Always ask for a *complete* breakup on paper before even considering a site visit.
Haan bhai, same experience. Add 'electric meter connection charges' and 'gas pipeline' charges to that list. Sab hidden hota hai.
