Okay I'll say what no one says — Ghaziabad's luxury segment, especially in Raj Nagar Extension and Siddhartha Vihar, is overpriced. 1.2 Cr+ flats ka ROI dikhta nahi. Yeh bas builder hype hai. Change my mind.

Bhai, U1, you hit the nail on the head. Meri family ne Ahinsa Khand II mein ek project dekha tha, bahut high price quote kiya, but jab site visit kiya toh construction quality aur timelines ka kuch bharosa nahi laga. Builders toh bas booking amount leke bhaag jaate hain, ya fir saalon tak possession nahi dete. Mera ek relative toh RNE mein 2 saal se possession ka wait kar raha hai, har baar date extend ho jaati hai. Yeh luxury tag toh bas marketing gimmick hai, ground reality kuch aur hi hai.
Hmm, I'm not so sure. My friend bought in Siddhartha Vihar, a project by Gaurs, for 95L a couple of years back. Uska appreciation toh dikh raha hai, he got a good deal. Maybe it depends on the builder and exact location? Kya aapke paas koi specific data hai ki ROI nahi mil raha?
Totally agree yaar! Raj Nagar Ext mein prices aise badha diye hain jaise koi South Delhi ka area ho. I saw a 3BHK in Charms Castle for 1.3 Cr, but amenities aur finish dekh ke laga nahi worth it hai. Builder bas hype create kar raha hai, ROI toh dikhta hi nahi.
Exactly! Meri cousin ne bhi Raj Nagar Extension mein ek flat liya tha, 1.1 Cr ka. Ab woh bechna chahti hai toh 90L bhi mushkil se mil rahe hain. ROI toh negative mein chala gaya uska, abhi tak regret karti hai.
Sahi kaha, Charms Castle ka toh naam hi sunke dar lagta hai. Overpriced for sure, bilkul waste of money lag raha hai.
